With Federal Tax Credit Expiration, Livingston Parish Home Sales Numbers Decline 25% Into July 2010!
http://www.denhamspringsappraisers.com/ – With Federal Tax Credit Expiration, Denham Springs Livingston Parish Home Sales Numbers Decline Into July 2010!

The Baton Rouge Business Report Daily PM Report is report a Capital Region home sales plunge of 21% in July 2010. “The number of homes sold in metro Baton Rouge fell by 21% in July compared with the year before, as the market corrected itself after being bolstered by the federal homebuyer tax credit. There were 523 homes in the Capital Region sold in July, compared with 665 sales in July 2009, according to figures from the Greater Baton Rouge Association of Realtors Multiple Listing Service. An $8,000 tax credit for homebuyers expired earlier this year, and transactions had to be under contract at the end of April to qualify for the money. That led to Capital Region home sales posting 21% and 28% increases in April and May over last year. The average sale price in July was $197,076, down from the $203,735 average in July 2009. Sales were down nearly 31% in Ascension Parish in July, from 111 in 2009 to 77. Livingston Parish saw a 25% drop, from 114 homes changing hands to 85. In East Baton Rouge, there was a 24% drop in home sales, from 414 to 313. The other category, which includes MLS sales in West Baton Rouge, Iberville and the Feliciana parishes, actually saw an 85% increase, from 26 to 48. Through the first seven months of the year, home sales continued to run slightly ahead of the 2009 pace. There were 4,107 homes sold through the end of July, up 3% from the 3,985 sales total at the end of July 2009.”

Sorry of the rain drops on the lens and if the photos aren’t exactly straight- it was raining very hard at photo time.

Denham Springs Home Appraisers: Denham Springs Antique District Rated Third In The South By AAA Southern Traveler
http://www.denhamspringsappraisers.com/ – Denham Springs Antique District Rated Third In The South By AAA Southern Traveler
The following below is directly quoted from The Livingston Parish News Mobile Section.
“DENHAM SPRINGS – Introducing the South’s Best Antique Districts: New Orleans, Natchez and Denham Springs. That’s right, Denham Springs.
These cities are rated one-two-three in a poll published this month in AAA Southern Traveler.
More than 1,300 ballots from members of the nation’s largest motor travel club were used to determine what places were their favorites to visit, eat, play and shop. The bi-monthly magazine circulates to 220,000 American Automobile Association member households.
“That’s amazing,” said Al Bye, president of the Denham Springs Antique Merchants Association. “I’m pretty proud of that because I’ve been working with the association 10 years now. It was always good, but we have really banded together as merchants to make it a unique antique district. That’s because we want to get people to come back. Our business depends on it.”
The famous stretch of antique stores along Magazine and Royal streets in New Orleans were far and away the most popular, followed by the historic river city of Natchez in Mississippi. Yet then came small town Denham Springs, which has been quietly growing its reputation for flair in recent years, receiving similar recognition in other tourism forums.
“A very big congratulations to the Denham Antique District,” Mayor Jimmy Durbin said. “A designation like this does not happen without hard work by the Antique District Merchants Association and Denham Springs Mainstreet.”
Donna Jennings, the Mainstreet program director, said the recognition is part of a larger trend of improvements that will soon see upgraded paver brick sidewalks downtown – construction beginning next week – and a street park developed by volunteer organizations next to Old City Hall on Mattie Street.
“When you have a dedicated mayor and council determined to keep that area thriving, then a merchant’s association and a main street committee, it works,” she said.”

Baton Rouge Real Estate and myth-defying truths from national real estate experts
http://www.batonrougerealestateappraisal.com/ - Baton Rouge Real Estate and myth-defying truths from national real estate experts
Ralph Bivins reports on the broad consensus from economists, analysts and experts at the National Association of Real Estate Editors 44th Annual Real Estate Journalism Conference in Austin.
In Mr. Bivins post at “The housing recession is not over and other myth-defying truths from national real estate experts“, we learn that experts, such as Stan Humphries at Zillow, are saying the bottom will be long and flat, not hit bottom and see a V-shaped recovery.
The four myths about the housing market discussed were:
“Humphries listed his four “myths” about the housing market:
1. The housing recession is over.
It’s not. Home prices are continuing to fall in some places and the market won’t hit bottom until the third quarter of 2010.
2. The first-time home buyer tax credits saved the market.
Wrong, Humphries said. Research shows that only one in five of the buyers that took the tax credit bought a home they would not have purchased anyway.
3. The foreclosure problem is going away.
Actually, foreclosures are still increasing and they will plague the market for awhile, Humphries said.
4. Home appreciation will begin again after the market hits bottom.
Not hardly. Home values will not rise significantly for quite some time, Humphries said.”

How much of this applies to the Baton Rouge Real Estate market is not totally known. While the Baton Rouge market has weathered this national storm fairly well, kind of Teflon coated, going forward we do operate within the national economic framework. We do have leadership in Washington now that opposes the industries that fund our Louisiana economy (oil, gas, chemical industry and the result Obama moratorium on drilling). What will the impact on Louisiana and Baton Rouge from this oil spill that could just get worse if BP can’t cap this leak and if BP files for bankruptcy? And, we do have local real estate challenges with a slower housing market, mortgage delinquincies, relatively high housing cost (new construction pricing is still very high compared to local incomes), and still an oversupply of high-end housing resulting in a softer high-end market. Check www.fsbobr.com and you’ll find plenty of high-end housing on the market.

New High-End Home Just Sits On The Market With No Buyers Since August of 2008 In 3 Different MLS Listings…Possibly Because Of Sticker Shock Pricing And Financing Challenges In U.S. Mortgage Market. Was The Greater Baton Rouge High-End Pricing Sustainable?
