I recently completed a home appraisal assignment on Summer Drive in Merrydale Subdivision on an average 1,000sf home, in really nice condition, for this subdivision and noticed these observations. Actually, I’m reporting on ALL of the subdivisions in the Merrydale area state that “Merrydale” in this subdivision name. There appears to be some decline due to REO or foreclosure activity.

If a local Agent were to list home today in Windermere, they would likely rely on the $130/sf figure, which would represent an increase from 2009.

Greater Baton Rouge Appraiser, Bill Cobb, has performed a study on the number of “short sales” taking place within the Greater Baton Rouge Housing Market. This was a rather difficult study to complete because of the lack of designation of short sales within the local GBRMLS. In other words, there’s no box for agents to check that specifically states the reason for the sale was “Short Sale”. So, this makes the numbers below somewhat questionable because of the lack of a proper method for classifying short sales within the local MLS. This appraiser has made the suggestion for this to be corrected to GBRMLS.

Agents do sometimes state “Short Sale” in the “Remarks” and or “Realtor Remarks” section of the MLS Sheet. So, this appraiser searched “short sale” within the “Remarks” and or “Realtor Remarks” to discover the results below. NOTE: It’s believed that these numbers below are lower than the actual number of short sales taking place. And, it’s anticipated that with the Big Banks halting foreclosures for an unknown time period (moratorium), short sales will become more popular with the Big Banks, or so I have been reading.

Over the past 3 years, I’ve been driving the streets in University Club Plantation appraising homes and seeing the home in the photos below for sale. This home and older home design (non-Country French) was built in 2007 and originally listed in GBRMLS on 6/29/2007 for $730,000. It was listed in 3 separate listings over 1,113 days (over 3 years) and finally sold on 9/21/2010 for $625,000 or $143.35/sf, for $105,000 less than original listing price.

When comparing this home’s features to the other 6 U.C.P. 2010 home sales with an average $162.57/sf selling price, it was discovered that the home in the photos sold for $19.22/sf less….and took 1,113 days on the market to sell. However, this home probably wasn’t any cheaper to build in 2007 than those homes with more favorable designs.

Choosing the design of your new home is extremely important for a better return on your investment. The design of the home in the photo is more like what was being built in the early 1990′s. And, this isn’t the only U.C.P. of this style that has experienced market reluctance. This U.C.P. home below, with a similar design, was on the market for 330 days from 2009 to Summer of 2010 without selling.

The Baton Rouge high-end homes purchaser prefers the “Country French” style…….At Least For Now!

I was in Walker on Saturday performing home appraisals and noticed these unfinished spec homes. From the appearance of the properties, it appeared they had been vacant and unfinished for some time now. Was it that construction stopped when the builders discovered the market wasn’t paying enough to justify building higher end homes in the Walker market any longer? The reason for the question is the last photo below. This home has 2,285sf living area, 4 bedrooms, 3 bathrooms with slab granite counters in Kitchen and Bathrooms, custom millwork, a 90 x 185 lot and sold in August 2010 for $229,000 or only $100.22/sf….and MLS doesn’t state this home was an REO, Foreclosure or a Distressed Sale.

Based on the chart below, the average sales price, median sales price and average sold price per sq. ft. has been declining since the post Hurricane Katrina highs. From 2009 to 2010, the average sales price has declined -8.4%, median sales price has declined -5.3% and average sold price per sq. ft. has declined by -$2.6%.

This is the contradictory charting based on all Woodlawn Estates sales in GBRAR MLS since 1/1/2007. According to this charting, the median sales price has increased since June 2009. I do believe the chart above is more accurate.

This is chart below is from a recent appraisal in Woodlawn Estates of an 1840sf 4 bedroom home. The chart is based on MLS Area 43 sales comparable to the home appraised from 6/1/2008 to 6/26/2010, 1700sf to 2050sf. According to this charting, the median sales price has increased since June 2009 by approximately 3%. So, it appears that two motivated sales may have taken place in Woodlawn Estates in 2010, which lowered the overall indicators.

Possibly Oversupply of Potential Competing Listings? I do know that the marketing time period appears to be increasing after the tax credit expiration. Also, for the appraisal completed in Woodlawn Estates, there were 25 competing listings with only 51 competing solds in the past 12 months. So, there’s at least 50% of the number of homes sold since 6/2009 on the market currently. And, this doesn’t include FSBO Listings. If competing FSBO listings were included, the number of competing listings could be closer to 30 to 35.

Chart #1 includes ALL solds from November 2008 to November 2009 YTD indicating a +7.36% increase in median sales price. ALL home sales includes both new home construction sales and existing home sales.

Chart #2 includes ONLY solds of existing homes from November 2008 to November 2009 YTD indicating a -0.66% decline in median sales price.

Current Listings. Currently, there are 29 listings within Springlake, from $196,900 up to $288,900. Of these listings, 15 are new construction and 14 are existing homes. The Average Listing Price is $238,655, Average Listing Price Per Sq. Ft. is $139.56/sf, Median Listing Price $239,500 and Average Days On Market 104 days. FSBOBR.com indicates 11 more current listings in Springlake from $198,000 up to $265,900. Assuming the 11 FSBOBR.com listings are not listed in MLS, that would total 40 current listings in Springlake, which would appear to be an oversupply and possibly the reason that the existing median sales price basically didn’t increase from 11/2008 to 11/2009.
